5 Main Reasons Your Flat Roof Could be Leaking

Is your flat roof leaking and you don’t know why?

Discover 5 reasons from our flat roofing experts why your flat roof could be leaking and how you can stop this from happening.

    Poor Installation

One of the most common reasons why your flat roof might be leaking is due to poor installation. In most cases, a leaking roof due to poor installation will occur within the first 2 years of the flat roof being installed.

If you suspect that poor workmanship is causing your leaking flat roof, then this may not be covered by your insurance policy, and you will likely have to pay a roofing contractor to fix the issue.

    General Wear and Tear

If you have an old flat roof, then the cause of the leaking may be due to general wear and tear that has occurred overtime. Older flat roofs tend to have more fragile membranes than newer ones which means they are more susceptible to damage.

If you have a damaged flat roof, then this can either be fixed using a roof repair system or you can apply an overlay.

    Impact Damage

If your flat roof is leaking this may be because it has been damaged by either a physical or mechanical related impact. This could be caused by a storm or by someone walking on the roof and causing a puncture.

Single ply roofing systems are more prone to impact damage than other types of flat roofs such as fibreglass flat roofs. If you do have a single ply roof, then you may want to apply a polyurethane coating to any areas that are prone to wear and tear.

    Lead Flashing

Leaking lead flashing is another common cause of leaking flat roofs. Designed to waterproof certain areas of your roof, if your lead flashing has started to degrade over time or it was not properly installed in the first place, then leaking can occur.

If you suspect that your lead flashing is the source of the leaking, then you first need to inspect it to see if this is the case. If you notice a leak, then this will need to be repaired by a flat roofing specialist.

    Blocked Guttering

How often do you inspect and clear out your gutters? If the answer is not very often, then blocked guttering may be the cause of your leaking flat roof. When your gutters become blocked, water can overflow into the adjacent roofing structure and cause leaking.

Fortunately, blocked gutters are simple to fix. All you need to do is practice regular gutter maintenance and you should not experience anymore leaks. That being said, if damage has already occurred due to leaking, some remedial flat roofing work may be required.
